Lease terms

Rent includes trash pickup, lawn services, irrigation, 2x per year weeding and pruning outdoors, insect pest control, air filters, whole house water filtration filters. Consumables such as lightbulbs are not included in rent and are the renter's responsibility. Clogged drains and toilets not caused by defective utilities are the renter's responsibility. Damage caused by the renter are the renter's responsibility to repair. Owner to inspect occasionally to maintain the integrity of the dwelling. Absolutely no smoking inside the dwelling. Tenants are subject to immediate eviction if owner has determined tenant has smoked or has allowed a guest to smoke in the dwelling without the return of deposit. No illegal substances allowed on property. On street parking not allowed. There are two in-garage parking spots and two spots in driveway for parking. Lease duration is negotiable. Pit bull dogs, Rottweilers, cattle dogs, and other large breed dogs are not allowed. One small breed, well behaved dog is allowed. The community is a quiet neighborhood and the integrity of the community and respect for neighbors must be maintained.
