Lease terms

Owner pays utilities. Renter is responsible for $2000 deposit upon signing one year lease and $2750 rent due on the first of every month. Failure to pay rent will result in fee accumulation after 3 days. Refundable deposit if unit is left in the same condition as when moved in. Pre & post condition report will be utilized upon move in/out. Street parking & onsite coin-op laundry available. No cigarette/pot smoking or pets. Renter is responsible for carpet cleaning upon move out with receipt or the cleaning fee will be taken out of the deposit. Any damage to the property will result in fees taken out of the refundable deposit. Renter's income will be verified. Requirement of income 2.5 times the listed rent. Minimum credit score of 650. All tenants will be listed on the lease. Guests are allowed no longer than 14 days. Otherwise, they will be considered a tenant without permission to reside on the property and will be evicted. Tenant is responsible for notifying property manager through property management app of any maintenance issues.
