Tenant is responsible for all utilities (water, electric, internet, etc.). All HOA fees and community costs are included in the base rent. Lawn mowing and trash pickup services are provided by the HOA. One designated parking space is included with the home. Additional vehicles and guests must park in one of the numerous marked guest parking spaces in accordance with HOA rules. Small pets are welcome for a one-time non refundable fee of $200, limited to a maximum of two pets (two small dogs, two small cats, or one small dog and one small cat), subject to landlord approval. Tenants remain fully responsible for any pet-related damages. Tenant agrees to help maintain the exterior of the property, including routine weed removal in the backyard, as needed. Bi-annual power washing of the home exterior and front steps is required, with photos and/or receipts submitted to landlord. Use of portable fans, heaters, or supplemental air conditioning units is permitted and encouraged, particularly for third-floor comfort. Please note that individual temperature preferences may vary, and exact comfort levels are not guaranteed. Tenant is asked to promptly notify landlord of any damages, maintenance needs, or concerns with the property, ideally within 12 hours of discovery. Tenant agrees to provide reasonable access to the landlord or authorized contractors for repairs, maintenance, or inspections with at least 24 hours' notice (except in emergencies), and to reasonably accommodate scheduling. Tenants are responsible for any damages to the property caused by themselves, guests, or pets, which may be deducted from the security deposit. All fixtures installed by the landlord (including wall-mounted items) are to remain in place. Any damage to these fixtures will be the tenant's responsibility. To preserve the quality of the home, modifications or alterations to the interior or exterior (including painting, flooring changes, mounting hardware, drilling, installing fixtures, landscaping changes, or structural modifications) require prior written approval from the landlord. Tenant agrees to comply with all HOA rules and regulations, and to address any HOA notices within the specified timeframe. Cooking fumes and smoke should be properly ventilated. The provided mobile exhaust fan is available to help manage cooking-related odors. Tenant is responsible for replacing smoke alarm batteries as needed to ensure proper operation. Tenant is responsible for any subscriptions or service plans required to use optional smart home devices provided with the home (such as a Ring camera system). Tenant may not replace or alter exterior door locks without prior approval from the landlord. Renters insurance with a minimum of $100,000 liability coverage is required, with landlord listed as an additional interest. This is a non-smoking property, punishable by fines or a deduction from security deposit. Tenant is asked to replace HVAC filters regularly (recommended every 60 90 days) and to report maintenance issues promptly. Any repairs or alterations should be coordinated with landlord approval. Rent is due as outlined in the lease agreement. Late payments may be subject to fees in accordance with Virginia law. Tenant shall not sublease or assign the lease without prior written approval from the landlord. Occupancy is limited to approved tenants listed on the lease. Extended stays by guests (more than 14 consecutive days or 30 days total in a year) should be discussed with the landlord. Tenant agrees to maintain the property in good, clean, and sanitary condition and to return it in similar condition at move-out, normal wear and tear excepted. The security deposit will be returned in accordance with Virginia law following move-out and a final inspection of the property, less any applicable deductions. Landlord is ideally seeking a 2-3 year lease term (or longer) to provide stability for both parties, though all applications will be considered.
