Lease terms

This home is available at $3,595 per month on a 12-month lease. First month's rent and a security deposit equal to one month's rent are due at signing for applicants who meet standard credit score and income criteria. Applicants who do not meet these standards may be considered with a higher security deposit, at the owner's discretion. Each adult applicant must have a credit score of 700 or higher and submit an application with fee per adult. Renters insurance is required. The tenant is responsible for all utilities, trash service, water filter maintenance, and washer/dryer repairs. This home shares the lot with an attached studio unit located below the living room, which has its own separate access. The monthly rent has been reduced to account for the studio's share of utility usage; reasonable noise levels are expected from all occupants. The owner provides AC filters and regular gardener service. No indoor smoking is allowed. Small dogs under 20 lbs will be considered on a case-by-case basis. If approved, lease terms will be updated to reflect a monthly pet rental fee, a refundable pet deposit, and a requirement for professional carpet cleaning at move-out at the tenant's expense. Bully breeds are not permitted. The attached studio is coming available soon, and the primary home renter may be given first consideration for renting that additional space if desired.
