Lease terms

Owner covers all standard utilities: electric, gas, water, trash, internet, alarm system, monthly house cleaning, and quarterly pest control, included in rent. Electric, gas, and water combined are capped at $250/month; any overage beyond this cap is the tenant's responsibility. Furnished agreement is preferred, though an unfurnished arrangement may be considered for the right tenant. Currently, home is fully furnished and includes all furniture, kitchen essentials, bedroom and bathroom linens. Office is equipped with a monitor. Internet is included at Owner's current plan level (Xfinity, 1GB); tenant may upgrade at their own cost, with any price difference being the tenant's responsibility. The home is cleaned once a month by a professional cleaning company at no additional cost to tenant. Pets are welcome; type and breed must be disclosed prior to move-in. A $300 refundable pet deposit and $35 monthly pet rent apply per animal. No smoking or vaping is permitted inside the home; outdoor smoking/vaping is acceptable. Owner's homeowners insurance does not extend to tenant or tenant's belongings. Tenant assumes full responsibility for any and all loss, theft, or damage to personal property, and is strongly encouraged to secure their own renters insurance. Rent is due on the 1st, payable via cash or Zelle. Venmo or Apple Pay are also accepted if paid on the 1st, allowing sufficient transfer time to clear before the 3rd. Any payment received after the 3rd of the month incurs a late fee of $50 per day. Lease Length open to various options. Preference given to longer lease terms.
