Lease terms

Lease Duration: 12-month lease. Month-to-month may be available upon renewal. Rent & Payments: Rent is due on the 1st of each month. A late fee of $50 or 5% of monthly rent (whichever is greater) may be charged if rent is not received within 7 days of the due date, in accordance with Colorado law. Security Deposit: A refundable security deposit is required. Deposit will be returned within 30 days after move-out (or up to 60 days as outlined in the lease), less any deductions for damages beyond normal wear and tear. Application Fee: $45 per applicant. This fee covers the cost of credit, background, and eviction screening and is non-refundable once screening has been processed. Portable Tenant Screening Reports are accepted in accordance with Colorado law. Utilities: Tenant is responsible for all utilities unless otherwise specified. Pets: Pets may be considered with approval. A refundable pet deposit of up to $300 may be required, along with monthly pet rent (in accordance with Colorado law). Renters Insurance: Tenants are required to maintain renters insurance throughout the lease term with a minimum liability coverage of $100,000. Proof of insurance is required prior to move-in. Smoking: Smoking is not permitted inside the property. Occupancy & Use: Property is for residential use only. Occupancy limits will be outlined in the lease in accordance with local and state guidelines. Maintenance & Condition: Tenants are expected to maintain the property in good condition and promptly report maintenance concerns.
