Lease terms

Pets potentially ok with increased deposit per pet. No smoking on premises. No marijuana growing in or on property. 1 year lease. Home is currently occupied and we'll need to coordinate with current tenants to show it. Ready to be occupied immediately after August 1st. Owner would like tenant to have maintenance contracts in place for landscaping and pool to ensure they're taken care of. Ideally we'd like to have the owner contract the maintenance people and pay for it and then be reimbursed for that by the tenant. Owner has a 1 year home warranty on the home and will renew it annually. Should anything come up while the tenants are living in the home, tenants will call the home warranty company direct and pay for the deductible. The home was just professionally inspected and there is no reason to believe there's risk something will stop working, but just in case, the warranty is there. Drew Jacobsen, a Real Estate Broker, is helping to market the home for rent and is responsible for paperwork, but the lease will be directly with the owner and all payments will go direct to owner.
