The house is well loved and needs to be lived in by someone who is mindful of, and okay with, living in an older house with quirks. Owner is open to minor changes should you want to paint the walls, or establish a garden, at tenant's own cost and with prior permission from Owner.
Lawn care is responsibility of tenant (some supplies - weed eater, push mower - are on site for tenant's use, at their own risk. Or tenant can supply or hire out). Well water supplies the whole house from a hand dug well that is solely for this property, providing a great water source! The home system is equipped with home water filter that needs changing approx 1x month. Changing this filter will be responsibility of the tenant (easy DIY, filter low cost ~$12). Repair cost from failing to change the filter will be the responsibility of the tenant.
There are washer and dryer hookups, and currently a washer on site, though responsibility of tenant to provide if washer becomes non operational.
Right of way drive way, along with private driveway gives you the benefit of easy access to the house, as well as off street and private parking. The shared, right of way drive to enter the property, is the first right off of Old Henson Cove Rd after Henson Cove Rd. The driveway leading up to the house is best used to exit the property.
6 month lease preferred, with month to month thereafter, but negotiable for the right tenant. No smoking inside the house. Pets negotiable and on case by case basis. If approved, a non-refundable pet fee will apply. First and last month's rent due upon lease signing, along with $500 refundable security deposit.
Owner is looking for someone who will respect the property and treat the house with care, has good communication, and is strongly committed to paying rent on time. 2 references will be requested at time of application (personal or professional).
