12-Month Residential Lease Agreement (Owner-Occupied Duplex) Property Lower Unit, 2366 N. Humboldt Blvd., Milwaukee, WI 53212. Parties Lease Term: Monthly rent: $1,500 Due date: 1st of each month Payment method: Negotiable Late fee after 5 days: $50 Security Deposit: $1,500. The deposit will be returned within 21 days after the tenant vacates the premises, minus deductions for unpaid rent or damages beyond normal wear and tear, as required by Wisconsin law. Utilities: The lower unit is separately metered for electricity and natural gas and has its own water heater. The tenant is responsible for establishing and paying accounts for electricity and natural gas service for the duration of the lease. Tenant pays: Electricity and Gas + 1/2 of water and sewer (negotiable) Guests: Guests may stay temporarily but may not remain for more than 14 consecutive days or more than 30 total days in a six-month period without written permission from the landlord. Maintenance and Care: Tenant must keep the unit clean and notify landlord of maintenance issues promptly. Tenant may not damage or alter the property without written permission. Trash and Recycling: Tenant agrees to properly sort and place trash and recycling in the designated bins and follow the City of Milwaukee pickup schedule. Shared Areas: Any shared areas such as basement access points, yard, or walkways must be kept reasonably clear and accessible. Personal belongings may not be stored in shared spaces outside the designated tenant storage area. Basement Storage and Laundry: The tenant is provided with a designated storage space in the basement for personal belongings. In addition, the tenant has the use of a washer and dryer located in the basement that are intended for the exclusive use of the lower unit. Tenants must keep the area reasonably clean and may not store items outside their designated storage area. Noise / Quiet Enjoyment: Tenant agrees to maintain reasonable noise levels, especially between 10:00 PM and 7:00 AM. Parking: The tenant(s) of the lower unit are granted use of the parking slab located behind the duplex off of the alley. This parking area may be used only for operable passenger vehicles belonging to the tenant(s). The detached garage located on the property is reserved exclusively for the landlord/owner and is not included in this lease. Tenant may not block access to the garage at any time. Snow and Lawn Care: Tenant agrees to keep the parking slab and walkway reasonably clear of snow and ice. Pets: Pets are permitted only with prior written approval of the Landlord. Tenant agrees to pay a monthly pet fee of $25 per pet, which will be added to the monthly rent. The pet fee is non-refundable and does not cover damages caused by pets. Tenant remains responsible for any damage, cleaning, or odor remediation caused by pets beyond normal wear and tear. Smoking: No smoking inside the unit. Entry: Landlord may enter with reasonable notice for inspection, repairs, or to show the property, except in emergencies. Subleasing: Tenant may not sublease or assign the lease without written permission from the landlord. Early Termination: Tenant remains responsible for rent for the full lease term unless landlord agrees in writing to early termination or a replacement tenant is approved.
