This is a non-smoking property, and any evidence of smoking indoors or outdoors will incur a $400 housekeeping expense for additional sanitation. Parties or events are not allowed. Check-out is at 10 am, and late check-outs may incur additional fees. Guests are responsible for any damage to the rental property caused by them or their party during their stay. Tampering with or disabling electronic monitoring devices is prohibited. The internet plan includes 1.2TB per month; exceeding this limit may impact speeds. This property utilizes a septic tank, and only toilet paper should be flushed. Trash must be bagged and placed in the bin, which should be rolled to the end of the road on Thursday nights for Friday morning pickup; failure to do so incurs a fee. In the event of system failures, neither the property owner nor the management shall be liable to the guest for damages, and no refunds will be given. Management will make an effort to promptly repair or replace failed systems. Management will not assume liability for loss, damage, or inconvenience caused by weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. Guest personal property is not insured by the owner against loss or damage. Management recommends guests carry insurance to protect themselves and their personal property. Guest agrees to indemnify, defend, and hold harmless the owner and management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to the guest or licensees or their personal property. All payments are non-refundable; cancellations made more than 24 hours after booking confirmation will be refunded minus applicable fees. Cancellations made within 24 hours of booking confirmation or within 24 hours of check-in will result in forfeiture of all payments. Standard cleaning fees cover the initial checkout clean; mid-stay cleans, deep cleans, restocking, or extra inventory requests are charged separately. For bookings made via certain platforms, additional charges above the standard cleaning fee will be collected after confirmation or once stay thresholds are reached. Early check-in and late check-out are based on availability and may incur additional fees. A 15-minute grace period after the 10 am check-out is allowed, after which a $25 fee applies every 15 minutes thereafter. To accommodate early check-in or late check-out, an additional night may need to be booked. External CCTV and sound sensors may be activated for noise disturbances. An additional fee of $25 per extra person, per night applies for guests exceeding the property's bed count. Extension of stay requires ample notice and approval, with a standard two-night minimum applicable. Mail should not be sent to the rental property. Lost items are not the responsibility of the host; shipping charges will apply for returning found items. Electronic monitoring devices are used for safety and convenience, and guests are prohibited from tampering with them. Amazon Echo devices have a microphone mute button, and there are never interior cameras or recording devices.
