Term: This lease shall be for an initial term of 12 to 24 months, beginning on Move-In Date July or August 2026 and ending on day of move out. Longer lease terms may be available upon mutual agreement and discussion with Landlord. Monthly Rent: $1,900.00, due on the 1st day of each month. Security Deposit: Tenant shall pay one month's rent ($1,900.00) as a security deposit upon signing. The deposit is refundable at the end of the lease, less any damages, unpaid rent, cleaning costs, or other charges beyond normal wear and tear. Late Fees: Rent not received by the 5th of the month will incur a late fee of $20 per day until paid in full. Utilities & Services: Tenant is responsible for paying all utilities including electricity, water, trash removal, and WiFi/internet. Tenant must transfer all accounts into their name immediately upon move-in. Landlord is not responsible for any utility costs or interruptions. Maintenance & Repairs: Landlord will handle major repairs and incidentals costing more than $100. Tenant must notify Landlord promptly in writing of any needed repairs. Tenant is responsible for minor maintenance items under $100 (such as changing air filters, light bulbs, smoke detector batteries, etc.). Landlord will provide yard maintenance (mowing, edging, etc.) for the property. Tenant must keep the interior and fenced backyard clean and free of debris at all times. Renters Insurance: Tenant must maintain renters insurance with minimum liability coverage of $100,000 during the entire lease term. Proof of insurance must be provided to Landlord before move-in. Pets: Pets are allowed with prior written approval and payment of a non-refundable pet fee of $500. Tenant is fully responsible for any damage caused by pets. Landlord Right of Entry: Landlord (or Landlord's agents) may enter the Premises with at least 24 hours' notice for inspections, repairs, or showings, except in cases of emergency. Additional Rules & Responsibilities: Smoking: Strictly prohibited inside the home and garage. Occupants: Only the approved Tenant(s) and their minor children may reside in the home. No subletting or long-term guests without Landlord's written consent. Vehicles: Limited to personal vehicles parked in the driveway or attached 2-car garage. Alterations: No painting, modifications, or installations without prior written approval. Quiet Enjoyment: Tenant agrees not to disturb neighbors and to comply with all local ordinances. Wood-Burning Fireplace: Tenant is responsible for safe use and any required chimney cleaning or maintenance related to fireplace use. Move-In / Move-Out: A joint inspection will be conducted at move-in and move-out. Tenant accepts the property in "as-is" condition and must return it in the same condition, normal wear and tear excepted. Default and Remedies: Failure to pay rent or comply with any lease term may result in eviction. Tenant remains liable for all unpaid rent, late fees, damages, and collection costs.
