Terms at 236 Krupp Ave

Deposits due at the signing of the lease. First months rent due at move in. Rent is due on the 1st of each month, and shall become late if payment is not received by the 4th of the same month that it is due. Late fees will start at $150 on the 4th day of the month, and increase by $55 per day until paid. The renter is responsible for all utilities, including water, electricity, trash, gas, and sewer. The renter must set up utilities with the local authority, in their own respective names. No utilities will be set up in the name of the owner. No smoking of any kind indoors, in garage, or near entrances. Gas and wood burning grills, fireplaces, and firepits are to be used no less than 10ft away from all structures, and wooden fencing. There is an occupancy limit of 5 people living in the home at any given time. Includes adults and children. Visitors may stay up to 10 days per month, with a limit of 20 days per year, not exceeding the occupancy limit at any time. Special exceptions may be made with prior written approval by the homeowner, in advance of exceptions being made. Maximum of 2 cats (with a non-refundable pet deposit of $250 per animal, to be paid in full at lease signing) Limit of 2 small dogs, under 25 lbs. each (with a non-refundable pet deposit of $250 per animal, to be paid in full at lease signing) 6 month inspection of the home: the home will be inspected for damages, and the tenant will be responsible for 100% payment of repairs, that will be completed prior to the end of the lease. The lease will be a 12 month lease with the option to renew, which can be declined by the owner for any reason. Lease renewals must be signed 90 days prior to the end of the current term. The tenant is responsible for ensuring proper watering and care of the landscape, to ensure sustained health based on the guidelines set by the app the landlord will provide. The landlord's tenant selection criteria and the grounds for which the rental application may be denied, including the applicant's: (1)criminal history; (2) previous rental history; (3)current income; (4) credit history; or (5) failure to provide accurate or complete information on the application form. (b) If the landlord makes the notice available under Subsection (a), the applicant shall sign an acknowledgment indicating the notice was made available. If the acknowledgment is not signed, the application will not be accepted. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded.
