Rental Qualification Criteria Each adult (18 years or older) must submit a completed application. Each adult applicant must consent to credit, criminal, eviction, identity, income, employment, and rental history screening as permitted by law. Applications are evaluated using consistent screening criteria for all applicants. Providing false, misleading, or incomplete information may result in denial of the application or termination of the lease if discovered after move-in. Applicants must provide all requested supporting documentation before an application is considered complete. Material Lease Rules Rent is due on the 1st day of each month. Utilities (water, electricity, and internet) must be transferred into the tenant's name within 48 hours of move-in and maintained throughout the lease. Renter's insurance must be maintained for the entire lease term. Only approved occupants may reside in the property. Guest stays must comply with the guest policy contained in the lease. Only approved pets are permitted. All pet rules and fees apply. Smoking or vaping inside the home is prohibited. No illegal activity is permitted on the property. Tenant must not wear outdoor shoes in the house to preserve cleanliness and quality of the hard floor and carpet. Tenant must comply with all Copper Leaf 4 HOA rules and community standards. Tenant is responsible for HOA fines caused by the tenant, occupants, guests, or pets. Tenant must promptly report maintenance issues, leaks, plumbing problems, or safety hazards Tenant must always use a hair catcher for the shower and sinks to prevent clogging of the drains Tenant is responsible for routine housekeeping and replacing HVAC filters as required by the lease. Professional move-out cleaning is required. Parking is limited to approved or assigned spaces only. No subleasing, short-term rentals, or Airbnb-type rentals are permitted without written approval. No alterations, painting, new locks, or permanent fixtures without written landlord approval. Tenant is responsible for damage caused by the tenant, occupants, guests, or pets beyond normal wear and tear. Repeated disturbances, excessive noise, or conduct that interferes with neighbors' quiet enjoyment may constitute a lease violation.
