Lease terms

Renter is responsible for utilities like electricity, gas, water. No smoking allowed, small pets (max 2) up to 20 lbs allowed. Pet deposit $300 per pet. Owner pays for pool-cleaning, Renters maintain the front/backyard landscape. Last month rent due at signing. Renter agrees to use the pool/spa at their own risk and to ensure that all occupants, guests, and invitees do the same. Renter understands that use of the pool/spa involves inherent risks, including injury or death, and voluntarily assumes all such risks. Landlord shall not be liable for any injury, loss, damage, or death arising from the use, condition, or presence of the pool/spa, regardless of cause. Renter releases and agrees to indemnify and hold harmless Landlord from any claims related to the pool/spa or its use. Renter accepts full responsibility for supervising all occupants, guests, and invitees; securing the pool gate and latch at all times when not in use; and complying with all applicable laws, codes, and safety requirements. Renter understands that Landlord's insurance does not cover pool/spa-related incidents involving Renter or Renter's guests.
