Lease terms

Utilities: Tenant is responsible for establishing accounts and paying all utilities directly, including gas, electricity, water, sewer, and trash/recycling. Proof of utility transfer is required prior to receiving keys. Smoking: Strictly NO smoking or vaping of any kind allowed anywhere on the property. Lawn Care & Irrigation: Tenant is responsible for regular lawn mowing, weeding, and ensuring the irrigation system remains on and operational to adequately water all plants and the lawn. Timely snow removal from sidewalks/driveway is required. Landscaping Alterations: The landlord retains the exclusive right to modify or alter the landscaping. Tenants are strictly prohibited from altering, planting, or removing any landscaping without prior written consent from the landlord. Maintenance & Care: Tenant is responsible for basic upkeep (replacing lightbulbs, smoke detector batteries, and furnace filters every 3 months). Any damage caused by tenant neglect will be repaired at the tenant's expense. Renters Insurance: Tenant is required to maintain a renters insurance policy with a minimum of $300,000 in liability coverage and list the landlord as an additional interested party. Alterations: No painting, structural changes, or lock modifications are permitted without prior written consent from the landlord.
