Rental History & Debt: Any collections or write-offs owed to a prior landlord, housing provider, or utility company will result in automatic denial. Pursuant to Washington State law, this landlord does accept comprehensive reusable tenant screening reports. If you have an active, portable Zillow screening report within its 30-day validity window, no additional application fee will be requested by the landlord. State Law Notice (RCW 59.18.610): Because upfront move-in costs exceed 25% of one month's rent, applicants have the legal right to request in writing to pay the security deposit and non-refundable cleaning fee in up to three consecutive, equal monthly installments. No interest or fees will apply to an installment plan. Property Rules & Maintenance Disclosures: Smoking Policy: This is a strictly 100% smoke-free and vape-free property. Smoking or vaping of tobacco, cannabis, or any other substance is entirely prohibited inside the home and within 25 feet of all entrances, windows, and shared walkways. Maintenance & Emergency Protocol: In accordance with WA state law, emergency repairs (loss of heat/water) will be addressed within 24 hours, major appliances within 72 hours, and standard repairs within 10 days. Tenants are responsible for testing smoke/carbon monoxide detectors monthly and reporting moisture issues immediately to prevent indoor mold growth. Landlord Entry: Landlord will provide a mandatory 2-day written notice for routine maintenance/inspections and a 1-day written notice for property showings.
