Financial Terms & Utility Responsibilities: Monthly Rent: $2,200 Security Deposit: $2,200 (Fully refundable, held in a Washington State trust account) Non-Refundable Cleaning Fee: $500 Utilities: Owner pays for sewer. Tenants are solely responsible for setting up and paying all other utilities, including electricity, water, trash removal, gas (if applicable), and internet/cable. Application & Screening Disclosures: Applications must be submitted online directly through Zillow Rental Manager. The application fee is $35 per applicant over the age of 18, paid directly to Zillow to cover the third-party background and credit check. The landlord does not retain or profit from this screening fee. Screening Criteria: Income Requirement: Total verifiable household gross monthly income must be at least 2.5 times the monthly rent ($5,500/month). Minimum Credit Score: A credit score of 650 or higher is required for standard approval. Scores between 600 649 may be considered conditionally with an eligible co-signer (who must have a 700+ score and 4x rent income). Credit History: Applicants must demonstrate a history of on-time payments. No active bankruptcies, foreclosures, or tax liens within the last 3 years. Rental History & Debt: Any collections or write-offs owed to a prior landlord, housing provider, or utility company will result in automatic denial. Pursuant to Washington State law, this landlord does accept comprehensive reusable tenant screening reports. If you have an active, portable Zillow screening report within its 30-day validity window, no additional application fee will be requested by the landlord. State Law Notice (RCW 59.18.610): Because upfront move-in costs exceed 25% of one month's rent, applicants have the legal right to request in writing to pay the security deposit and non-refundable cleaning fee in up to three consecutive, equal monthly installments. No interest or fees will apply to an installment plan. Property Rules & Maintenance Disclosures: Smoking Policy: This is a strictly 100% smoke-free and vape-free property. Smoking or vaping of tobacco, cannabis, or any other substance is entirely prohibited inside the home and within 25 feet of all entrances, windows, and shared walkways. Maintenance & Emergency Protocol: In accordance with WA state law, emergency repairs (loss of heat/water) will be addressed within 24 hours, major appliances within 72 hours, and standard repairs within 10 days. Tenants are responsible for testing smoke/carbon monoxide detectors monthly and reporting moisture issues immediately to prevent indoor mold growth. Landlord Entry: Landlord will provide a mandatory 2-day written notice for routine maintenance/inspections and a 1-day written notice for property showings.
