Lease terms

Length of Lease: Minimum 1 year Start Date: As soon as possible Monthly Rent Amount: $3600 - Due Date: Rent is due on the 1st day of each month. - Late Fee: $50 fee if rent is not received by the 5th of the month Security Deposit: - Amount: $5400 - Use of Deposit: To cover any damages beyond normal wear and tear, unpaid rent, or other charges as per the lease agreement. - Return of Deposit: The deposit will be returned within 30 days of the end of the lease, less any deductions. Utilities and Services: - Tenant Responsibilities: Tenant agrees to pay for electricity, gas, water, internet, etc. - Landlord Responsibilities: Landlord agrees to pay for garbage collection, lawn maintenance, etc. Maintenance and Repairs: - Tenant's Responsibility: Tenant is responsible for keeping the premises clean and in good condition, including minor repairs. - Landlord's Responsibility: Landlord is responsible for structural repairs and major systems (e.g., heating, plumbing, electrical). Occupancy and Subletting: - Occupants: Only the individuals listed as tenants may occupy the property. - Subletting: Tenant may not sublease the property without written consent from the landlord. Entry and Inspection: - Notice for Entry: Landlord must give at least 24 hours notice before entering the property unless in an emergency. Restrictions: - Smoking: Smoking is not allowed within the property. - Pets: Maximum of two (2) household pets dogs and/or cats only. A pet rent of $75.00 per pet will be added to the monthly rent. Prior written approval from the Landlord is required before any pet is brought onto the property. - Alterations: Tenant may not make alterations (e.g., painting, installing fixtures) without landlord's written consent. Termination: - Early Termination: Tenant may not terminate the lease early - Notice of Non-Renewal: Tenant must give 30 days written notice if they do not intend to renew the lease.
