Lease terms

Renter responsible for all utilities EXCEPT internet and HOA fees. The house is equipped with Google Fiber internet. Renter responsible for all yard work. An electric, push lawn mower and a hedge trimmer are provided. Landlord to keep house in good working order, including all signs and results of regular wear. The cost of repairs incurred by renter's direct or negligent actions will be deducted from the renter's security deposit. If repairs exceed the security deposit, renters will pay for the repair or face possible eviction. If repairs have not exceeded security deposit at the time the lease ends, whatever remains of the security deposit shall be returned to the renter. No smoking. Pets negotiable. No sub-letting. Lease lasts for one year. If renewed, rent will increase by 3% to reflect inflation and increasing property taxes (hooray the government). If renter chooses to terminate the lease early, there will be a one-time fee of 2x the monthly rent.
