One-Year Fixed Lease Agreement Terms Lease Duration: One-year fixed term. Owner Responsibilities: The owner covers property taxes, HOA fees, homeowner's insurance. Renter Responsibilities: The renter is responsible for all utilities (water, gas, electric) landscaping, garbage removal and minor repairs or maintenance items up to $50 (e.g., light bulbs, refrigerator water filters, air filters). Restrictions: No pets. No smoking. Subletting is prohibited. No modifications to the property, such as painting or flooring changes, are permitted. Only the agreed-upon tenants may reside in the home. Guests are allowed for short visits (less than 30 days) no more than twice per 12-month period. Owner Access: The owner may inspect the interior of the property once per month with at least 3 days' notice. Rent: $2,800 per month, due on the 1st of each month. A late fee of $5 per day applies if rent is unpaid after 3 days. Deposits and Fees: Security deposit: $3000 Non-refundable move-out cleaning fee: $300. Cash in advance option: If rent is paid in advance six months minimum, the price will be reduced to $2500 monthly and it will include Landscaping maintenance and garbage removal costs.
