Lease terms

Utilities and Services: Tenant shall be responsible for all utilities and services related to the Premises, including but not limited to electricity, gas, water, sewage, garbage, and internet/cable. Maintenance and Repairs: Landlord's Responsibilities - Landlord shall be responsible for major repairs not caused by the Tenant's negligence or misuse. Tenant's Responsibilities - Tenant shall maintain the home in clean, safe, and sanitary condition and promptly notify the Landlord of any maintenance or repair issues. Other conditions to apply : The Premises shall be occupied solely by the applied tenants and family only Tenants shall not make any alterations, improvements, or additions to the home structure without the prior written consent of the Home owner. Any approved alterations shall become the property of the Landlord upon termination of this Agreement. Insurance: Tenant is required to obtain and maintain renters' insurance with coverage of at least with minimum coverage, naming the Landlord as an additional insured. Personal Property Coverage: upto $50,000 Liability Coverage: $250,000 Entry and Inspection: a. Landlord's Right of Entry: Landlord may enter the Premises with 24 hours' notice for inspections, repairs, or showings.
