Lease terms

Lease Duration is for a fixed term of 9 months. Smoking Policy - No Smoking: Smoking is strictly prohibited inside the property, including all enclosed areas. Smoking is only permitted in designated outdoor areas. Parking - 2 Cars can be parked on the dry way and plenty of roadside parking will be available in front of the property. -Visitor Parking: Visitor parking is available on a first-come, first-served basis in designated visitor parking areas. Pets - NO pets are allowed Maintenance Responsibilities - Landlord's Responsibilities: The landlord is responsible for major repairs and maintenance of the property, including structural repairs, plumbing, and electrical systems. Tenant's Responsibilities: The tenant must: - Keep the property clean and sanitary. - Promptly notify the landlord of any maintenance issues. - Perform routine maintenance such as replacing light bulbs, smoke detector batteries, Refilling salt for water softener, and air filters. - Dispose of garbage and waste properly. - Watering plants and grass around the property Utilities- - Tenant's Responsibility: The tenant is responsible for paying electricity, water and gas. Entry by Landlord- - The landlord may enter the property with 24-hour notice for inspections, repairs, or to show the property to prospective tenants or buyers, except in emergencies. Termination and Renewal - Termination: Either party may terminate this lease at the end of the term by providing written notice at least 30 days prior to the lease end date. - Renewal: The lease may be renewed upon mutual agreement by both parties. Renewal terms will be discussed and agreed upon before the current lease expires. Rental Policies - Quiet Hours: Tenants must observe quiet hours from 10:00 PM to 6:00 AM to avoid disturbing neighbors. - Alterations: Tenants may not make any alterations or improvements to the property without prior written consent from the landlord.
