**Lease Terms & Property Policies** * Minimum 12-month lease required; longer lease terms welcome. * Qualified tenants who sign a longer lease term may be eligible for a rent discount. * Tenant is responsible for all utilities, including electricity, water, gas, internet, and any other applicable services. * Trash service is included in the rent. * Tenant is responsible for lawn maintenance and keeping the yard in good condition. * No smoking permitted inside the home, garage, or anywhere on the property. * One pet may be considered upon landlord approval. * Maximum weight: 50 lbs fully grown * No aggressive breeds or breed mixes * $300 non-refundable pet fee applies upon approval * Landlord reserves the right to approve or deny any pet. * Tenant is responsible for any pet-related damages beyond normal wear and tear. * Landlord will provide and maintain routine pest control service. * A maintenance technician will replace HVAC air filters quarterly and winterize the irrigation system as needed. Visits will be coordinated with the tenant in advance, and reasonable notice will be provided prior to entry. * Renters insurance is required and must be maintained throughout the lease term. * Security deposit required. **Applicant Qualifications** * Household income should be at least 2.5x the monthly rent. * Applicants are subject to credit, background, employment, and rental history verification. * No prior evictions or outstanding landlord collections. **Long-Term Lease Incentive Rent discounts may be available for qualified tenants who commit to a longer lease term (24+ months).
