Spacious and well-maintained second-floor apartment available for rent. The unit includes kitchen appliances and features independently controlled heating and air conditioning for year-round comfort. Included with Rent *Water, electric, and trash services paid by landlord *Kitchen appliances included (refrigerator, oven/range, dishwasher) *Two assigned off-street parking spaces located behind the house *Access to washer and dryer in the basement (tenant may use their own if preferred) *Assigned storage space in the basement. Lease Term *Standard lease term: 12 months, unless otherwise agreed in writing *Lease converts to month-to-month after expiration unless renewed Rent and Fees *Monthly rent: $1,400 *Rent is due on the 1st of each month *Rent is considered late after the 5th day of the month *Late fee: $100 *Returned payment fee: $100 Security Deposit *Security deposit: $1000 *If rented furnished, an additional $800 deposit is required *Deposit may be used for damages, unpaid rent, cleaning, or lease violations beyond normal wear and tear Parking *Two assigned off-street parking spaces are included. *All vehicles must be registered and insured. *Parking is limited to designated area only. *Temporary visitor parking is permitted on a limited basis. *Visitors may not stay more than 7 consecutive days or 14 total days within any 6-month period without prior written approval from the landlord. Occupancy and Guests *Only individuals listed on the lease are permitted to reside in the apartment. *All occupants age 18 or older must complete an application and be approved by the landlord *Maximum occupancy: two (2) persons, based on the size of the apartment and applicable housing guidelines *Guests exceeding the allowed duration must be added to the lease Pets *Pets are allowed with landlord approval *Maximum of one (1) cat or one (1) dog *Dogs must be under 30 pounds and house-trained *Pet deposit: $200 and/or monthly pet fee: $0.00 *Tenant is responsible for all pet-related damage and disturbances *Tenant is respocible for cleaning and disposing of pet waste from all public spaces on a weekly basis Rules and Conduct *No Smoking and No Vaping permitted in the apartment *Tenants must be quiet and respectful; this is a second-floor unit with long-term tenants on the first floor *Tenant agrees not to create disturbances or engage in illegal activity on the premises Maintenance and Responsibilities *Tenant agrees to maintain the apartment in clean and good condition *Tenant is responsible for minor upkeep (light bulbs, filters, general cleanliness) *Tenant must promptly report maintenance issues to landlord *Damage caused by tenant, guests, or pets is tenant responsibility Entry and Inspection *Landlord may enter the premises with reasonable notice (typically 24 hours) for inspections, maintenance, or showings *Immediate entry permitted in case of emergency Termination and Default Lease may be terminated for: *Non-payment of rent *Violation of lease terms *Excessive noise or disturbance *Unauthorized occupants or pets *Illegal activity *Illegal drug use or distribustion Tenant remains responsible for rent and obligations until lease term ends or unit is re-rented.
