Renter pays for water, trash, and electricity. Last month's rent due at signing. No smoking allowed. Renter is responsible for notifying landlord of any maintenance issue (i.e. AC, Appliances, etc). Renter will be responsible for any maintenance repairs up to $100. Any repairs exceeding $100 will be covered by landlord. Renter is also responsible for changing both AC air filters monthly and maintaining exterior landscape to include edging, mowing yard, and trimming trees/palms. The duration of this lease is 12 months with 60 days' notice if terminating lease contract early.
