Lease Terms: First months rent in the amount of 2595, deposit in the amount of 1500, and pet deposit is due at the time of accepting rental agreement if selected. 1500 deposit is refundable at the end of the lease term, subject to inspection for damages beyond normal wear and tear and as long as renter gives landlord 1 months notice of move out. Utilities Responsibility: The Renter is responsible for the payment of water and electric bills throughout the lease term. Yard Maintenance: The Renter agrees to maintain the yard by regularly mowing and watering it as needed. Smoking Policy: No smoking is permitted inside the home at any time. Pets: Pets are allowed on the premises only with prior approval from the Landlord. A pet deposit of $400 per pet is required upon approval, which is refundable at the end of the lease term, subject to inspection for damages beyond normal wear and tear. The Renter agrees to abide by all applicable local ordinances and homeowner association rules regarding pets. The Renter is responsible for any damage caused by the pet(s) to the property or yard. Additional Agreements: Any alterations or modifications to these terms must be agreed upon in writing by both the Renter and the Landlord. Termination of Lease: Failure to comply with any of these terms may result in termination of the lease agreement at the discretion of the Landlord.
