Lease terms

Term of Lease: This Lease Agreement shall be for a fixed term beginning on [Start Date] and ending on [End Date] (the "Lease Term"), which shall be no less than twelve (12) months. Upon the expiration of the initial term, this Lease shall automatically convert to a month-to-month tenancy unless either party provides written notice of termination at least [30/60] days prior to the expiration date, or a new lease agreement is executed by both parties. Lease Clause: Prohibitions and Property Maintenance 1. No Pets Policy Strict Prohibition: No animals, birds, fish, or pets of any kind shall be kept, bred, or maintained in or about the premises at any time, whether temporary or permanent, without the prior written consent of the Landlord. Guest Pets: This restriction applies equally to pets belonging to guests, visitors, or invitees. Exceptions: Certified service animals or emotional support animals registered in accordance with applicable federal, state, and local laws are exempt from this restriction upon formal approval by the Landlord. 2. Smoke-Free Property Complete Ban: Smoking of any kind is strictly prohibited anywhere inside the dwelling unit, on balconies, patios, common areas, or anywhere within the boundaries of the property. Prohibited Substances: This ban includes, but is not limited to, the use of cigarettes, cigars, pipes, electronic cigarettes (vaping devices), and hookah. 3. Drug-Free Policy Illegal Substances: The Tenant, any member of the household, or any guest/invitee shall not engage in or permit any unlawful activities on the premises, including the manufacture, sale, distribution, use, or possession of illegal drugs or controlled substances. Cannabis Regulations: This prohibition includes the smoking, growing, or consumption of recreational or medical cannabis on the property, regardless of state legality, to maintain a smoke-free and federally compliant environment. 4. Tenant Responsibility for Damages Standard of Care: The Tenant agrees to maintain the property in a clean, safe, and undamaged condition, and to surrender the premises at the end of the lease term in the same condition as received, normal wear and tear excepted. Financial Liability: The Tenant shall be held fully responsible for the cost of repair or replacement for any damage caused to the premises, fixtures, appliances, or common areas by the Tenant, their household members, pets (if authorized), or guests. Reporting Requirements: The Tenant must notify the Landlord immediately of any damage, breakage, or maintenance issues. Failure to report damage promptly may result in the Tenant bearing additional costs for resulting secondary damage (e.g., water leaks or mold).
