Lease terms

Suggested Lease Terms Minimum 12-month lease (24 months preferred). Security deposit equal to one month's rent. First month's rent and security deposit due before move-in. Tenant responsible for all utilities (electricity, gas, water, trash, internet, cable). Tenant responsible for lawn care and routine landscaping. No smoking or vaping inside the home. Maximum two pets allowed with landlord approval and additional pet deposit. Renters insurance required throughout the lease term. Income must be at least 3x monthly rent. Background, credit, employment, and rental history verification required. No prior evictions, landlord collections, or recent bankruptcies. HOA rules and community regulations must be followed. No subleasing, Airbnb, VRBO, or short-term rentals. Tenant responsible for replacing HVAC filters and basic upkeep. Any damage beyond normal wear and tear will be deducted from the security deposit.
