Lease terms

Rent due 1st of each month At least 12 month lease preferred First month rent, last month rent and security deposit due at signing. Late fees of $50 applied to current month's rent Tenants pay electricity, gas, water, garbage, internet. No smoking inside the house Tenant must keep property clean, notify landlord of needed repairs. Landlord handles major repairs & appliances (microwave, washer/dryer, etc.). Tenant to keep yard, patio and rooftop clean Subletting not allowed 1 small pet allowed on a case by case basis Tenants need to have renters insurance Tenants pay all utilities Tenants maintain front and backyard Non-refundable pet fee of $500, monthly pet fee of $50 Solid landlord references (no evictions, late rent history) Monthly income should be 3x the rent amount Please attach 2 years tax return statements and last 3 months paychecks when you submit the application
