Pet Rent: $50 / month Pet Deposit: $500 Tenant is responsible for all pet-related damage and must comply with building pet rules. *Utilities Tenant responsible for: Electricity Cable / Internet *Use & Occupancy The premises shall be used solely for residential purposes. Maximum occupancy: 2 persons No subletting, Airbnb, or short-term rentals without written landlord approval. *Maintenance Responsibilities Tenant agrees to: Maintain the unit in clean and sanitary condition Promptly notify landlord of maintenance issues Replace minor consumables Not make alterations without written permission *Alterations No alterations, painting, or installations (TV mounts, shelving, etc.) without landlord approval. Tenant responsible for restoring any approved alterations to original condition if requested. *Entry by Landlord Landlord may enter the premises for: Repairs Inspections Showing the property to prospective tenants or buyers Immediate entry permitted for emergencies. *Renter's Insurance Tenant must maintain renter's insurance with minimum $100,000 liability coverage during the lease term. *Move-Out Conditions Tenant must return the unit: Broom clean Free of personal belongings In substantially the same condition as move-in Professional cleaning may be required if unit is not left in acceptable condition. *Default Failure to pay rent or comply with lease terms may result in legal action in accordance with DC landlord-tenant law. *Prohibited Activities Tenant may not: Conduct illegal activity Create excessive noise or nuisance Use the premises for commercial activity Store hazardous materials *Smoking Policy No smoking permitted inside the unit or building common areas. Showing During Final Lease Period During the final 60 days of the lease, landlord may show the property to prospective tenants with reasonable notice. *Parking Terms Parking space (if rented) is $300/month and may be revoked for violation of building rules. Landlord not responsible for damage to vehicles. *Storage Terms Storage unit (if rented) is $50/month. Tenant assumes responsibility for stored items. *Payment Method Rent must be paid via Check, ACH, Zelle, or other electronic payment method approved by Landlord. Partial payments are not allowed. *Move-In Condition Tenant acknowledges that the unit is delivered in clean, safe, and habitable condition. Tenant must report any move-in issues within 5 days of occupancy. Failure to report within this period constitutes acceptance of the unit's condition. *HVAC and Appliance Care Tenant agrees to: Replace HVAC filters as needed Use appliances properly Report mechanical issues immediately Damage caused by misuse or neglect will be tenant's responsibility. *Quiet Enjoyment / Nuisance Tenant agrees not to: Create excessive noise Disturb neighbors Violate building rules Repeated complaints may constitute lease violation. *Maintenance Requests All maintenance requests must be submitted in writing. Tenant must allow reasonable time and access for repairs. Tenant responsible for damage caused by: Negligence Failure to report issues promptly *Water Damage Prevention Tenant must immediately report: Leaks Plumbing backups Water intrusion Failure to report issues that cause additional damage may result in tenant liability. *Balcony Use Balcony may not be used for: Storage Grilling (unless permitted by building rules) Hanging laundry Disposal of trash *Showing the Unit During the final 60 days of the lease, landlord may show the unit to prospective tenants with reasonable notice (typically 24 hours). *Attorney's Fees If landlord must enforce the lease due to tenant default, tenant may be responsible for reasonable attorney's fees and court costs to the extent permitted by DC law. *Severability If any provision of this lease is found unenforceable, the remaining provisions shall remain in full force and effect. *Early Lease Termination Tenant may terminate the lease early with: 90 days written notice Payment of two months rent as an early termination fee.
