Please note there are two (2) separate, private entryways for each unit. Private Spaces: The rear patio is designated for the exclusive, private use of this unit. Both units in the duplex are fully separated with no shared interior living space. Utilities & Maintenance Utility Responsibility: Tenant is responsible for all utility costs, including but not limited to electricity, gas, water, and trash. Utilities must be placed in the Tenant's name prior to move-in. Groundskeeping: Tenant is responsible for all yard maintenance and seasonal upkeep for their designated portion of the lot. Applications & Occupancy Application Fee: A non-refundable application fee of $50.00 per applicant (all occupants aged 18 and older) is required for background and credit screening. Pet Policy Limits: Up to three (3) pets are permitted. Small dogs and cats are preferred. Pet Fees: A Non-Refundable Pet Fee of $300.00 per pet is due at lease signing. This fee covers the privilege of housing a pet and does not limit the Tenant's liability for any physical damage caused by the animal. Service Animals: Legally documented Service or Emotional Support Animals (ESAs) are exempt from pet fees and deposits, though tenants remain liable for any damage caused. Smoking Policy Designated Areas: This is a non-smoking residence. Smoking is strictly prohibited inside the home and on the shared front porch. Smoking is permitted only on the private back patio. Tenant is responsible for the proper disposal of all smoking-related debris.
