Box 4500, Allen, TX 75013); applicants may request a free copy of their report and dispute inaccurate information * Portable/reusable screening reports not accepted * Applications processed in order received (Seattle First-in-Time law); first qualified, complete applicant offered the lease * All applicants 18+ must apply, regardless of marital or employment status * Denial may be based on: credit score below 660, income below 2.5x rent, eviction within past 5 years, negative/unverifiable landlord reference, unable to verify identity/income, or sex offender registry status Other Screening Requirements: * Touring the property required * Copy of driver's license/photo ID * Two landlord references (or comparable housing history for first-time renters) * Most recent pay stub / proof of income * $50 application/screening fee per applicant (non-refundable) Deposit Information: * $4,800 Security Deposit (refundable) Lease Terms: * $4,800 Monthly Lease Rate * Secure lease = First Month + Security Deposit * 12-Month Lease * Renter's insurance required for all tenants * Early termination: tenant responsible for rent until unit is re-rented * Utilities (tenant to setup and pay for all utilities): Electricity, Garbage/Recycling/Compost, Water, Cable/Internet * No sub-lease or short-term rentals allowed Pets: * One pet total (one dog OR one cat) * Dog weight limit: 40 lbs * Breed restrictions may apply per insurance requirements * Breed-specific meet & greet required for dogs * Pet Deposit = $1,200 (25% of one month's rent, refundable)
