IMPORTANT PROPERTY & LEASE DISCLOSURES 1. Pet Policy & Restrictions: Small dogs under 30 lbs may be considered on a case-by-case basis. Any approved pet requires the execution of a separate Pet Addendum, a non-refundable pet fee, and a refundable pet deposit. In accordance with property insurance guidelines, strictly no restricted breeds are permitted on the premises at any time. 2. Strict Smoking Prohibition: This property is designated as a 100% smoke-free environment. Smoking, vaping, or the use of any tobacco/cannabis products is strictly prohibited inside the residential home, the attached garage, or any enclosed structure on the property at all times. Any violation of this policy constitutes a material breach of the lease and will result in immediate remediation assessments and lease termination. 3. Integrated Security System: Monthly rent includes full operational access to the property's integrated Vivint security system at no additional cost to the tenant. Tenants are responsible for maintaining the system in good working order and notifying the landlord immediately of any equipment malfunctions. 4. Homeowners Association (HOA) Compliance: The property is located within a community managed by a Homeowners Association (HOA). The Tenant explicitly agrees to comply with all standard neighborhood rules, restrictions, declarations, and covenants. Any fines or penalties issued by the HOA resulting from Tenant non-compliance (including, but not limited to, improper trash bin storage or unauthorized trailer parking) will be billed directly to the Tenant and treated as additional rent. 5. Third-Party Platform Payment & Communication (TurboTenant Management Node): This lease contract, identity verification, and all formal background screenings are executed and managed directly through the TurboTenant property management platform.
