Lease terms

Monthly rent includes water, sewer, trash and recycling collection, and HOA-provided snow removal for common areas, driveway, and front walkway. Tenant is responsible for electricity, natural gas, internet/cable, optional services, and electricity used for EV charging. This property has a strict non-smoking policy. No smoking or vaping of tobacco, cannabis, or any other substance is permitted inside the home or garage, or on the outdoor patio. Violations constitute a lease violation. The tenant is responsible for documented cleaning, deodorizing, repairs, damage, and actual HOA charges resulting from smoking, vaping, smoke intrusion, or discarded smoking materials. Parking is available in the attached two-car garage and driveway. Resident vehicles must be parked in the garage or driveway. HOA guest parking is limited, permit-controlled, and may not be used as resident overflow parking. Recreational vehicles, trailers, boats, and restricted commercial vehicles may not be stored on the property. All tenant and guest vehicles must comply with HOA parking rules. Up to two pets may be considered with prior written approval. Tenants are responsible for pet damage, waste removal, noise, and compliance with all HOA pet rules. Assistance-animal requests are handled separately under applicable law. The tenant is responsible for routine housekeeping, replacing light bulbs and HVAC filters, promptly reporting leaks or maintenance concerns, and paying for damage caused by tenants, occupants, pets, or guests. The tenant is also responsible for snow and ice removal from any areas not serviced by the HOA. The owner is responsible for normal repairs and maintenance. All occupants and guests must comply with the lease and applicable HOA rules. The tenant is responsible for actual HOA charges assessed against the owner because of violations caused by the tenant, occupants, pets, or guests.
