Lease terms

* Minimum lease term: 12 months. * Monthly rent is due on the 1st of each month. * A security deposit equal to one month's rent is required before move-in. * Tenant is responsible for all utilities, including electricity, water/sewer, gas (if applicable), trash, internet, and cable. * Tenant must obtain and maintain renter's insurance for the duration of the lease and provide proof of coverage prior to move-in. * No smoking or vaping is permitted inside the home * Tenant is responsible for maintaining the lawn and landscaping, including mowing, edging, weeding, and keeping the property in good condition. * A lawn mower will be provided in the storage shed for tenant use. Tenant is responsible for its reasonable care and must return it in working condition, normal wear and tear excepted. * Tenant is responsible for replacing HVAC air filters every 60 90 days. * Tenant must promptly report any maintenance issues, leaks, or needed repairs. * No painting, remodeling, or alterations to the property are permitted without the landlord's prior written approval. * Pets are considered on a case-by-case basis with landlord approval and applicable pet fees. * No subleasing or assignment of the lease without written consent from the landlord. * Occupancy is limited to individuals listed on the lease. * Tenant is responsible for keeping the property clean and disposing of trash properly. * Driveway parking is available. No unregistered, inoperable, or abandoned vehicles are permitted on the property. * Tenant is responsible for any damage caused by themselves, household members, guests, or pets beyond normal wear and tear. * Upon move-out, the property must be returned in a clean condition, with all personal belongings removed. * Landlord may enter the property with reasonable notice for inspections, maintenance, or repairs, except in emergencies.
