LANDLORD'S TENANT SELECTION CRITERIA AND GROUNDS FORDENIAL - Landlord complies with state and federal Fair Housing Laws and not discriminate on the basis of race, color, national origin, religion, sex, familial status, or handicapped status. 1. Minimum 2-year verifiable employment history OR self-employed applicants to provide two previous years' tax returns attested by a CPA or other tax professional. 3. Credit history, evictions, foreclosures (within past 5 years), bankruptcies (within past 5 years), and judgments for landlords regarding rent or property damages. 4. Criminal background. Subject to local and fair housing laws. 5. Current income to meet or exceed 3.5 times the monthly rent. 6. An application may be denied for smoking inside the premises. 7. An application may be denied for pets kept inside the premises. Subject to Tenant's Rights Laws. 8. An application may be denied for outdoor pets. Subject to Tenant's Rights Laws. 9. An application may be denied for failure to provide accurate or complete information on the application form. 10. No Housing Assistance/Section 8. Subject to Local Laws for any exception. 11. Maximum occupancy is limited to no more than 2 adult occupants per bedroom. 12. Property may by occupied by only (1) family consisting of persons related by blood, adoption or marriage or no more than two (2) unrelated persons living together as a single household.
