Lease terms

1. Utilities Tenant shall be responsible for the payment of all utilities, including but not limited to electricity, water, gas, trash collection, internet, and any other services used at the premises. 2. Yard and Landscape Maintenance Tenant agrees to maintain the front and back yard in a clean and presentable condition. This includes but is not limited to: Regularly watering all grass, plants, and vegetation. Mowing the grass and removing weeds or debris. Ensuring the yard is free from trash, clutter, or other obstructions. 3. Tree Maintenance and Sprinkler System The Landlord is responsible for trimming and maintaining the plum trees. The Landlord shall also handle sprinkler system repairs, except when damages are caused intentionally, by negligence, or by pets under the Tenant's care. 4. Maintenance Reporting Obligations Tenant shall promptly report any damage or malfunction in the property to the Landlord. Failure to report such issues in a timely manner may result in further property damage, in which case the Tenant may be held liable for repair costs that could have been prevented. 5. Air Conditioning (AC) Maintenance Tenant is responsible for the regular cleaning and maintenance of the air conditioning system, including replacing filters as recommended by the manufacturer or HVAC professional. Tenant must retain written records of AC maintenance (receipts, invoices, or logs). If the AC system becomes damaged due to lack of proper maintenance, the Tenant shall be financially responsible for repair or replacement costs. 6. Pet-Related Damages Tenant shall be liable for any damage to landscaping, irrigation systems, walls, flooring, or other property features caused by pets. 7. Enforcement Violation of any terms in this Addendum shall constitute a breach of the Lease Agreement and may result in additional charges, legal action, or termination of the lease.
