Extensions may be available upon request and subject to availability. Rent & Payment Monthly rent is all-inclusive, covering the following utilities and services: Electricity Water Sewer Garbage High-speed internet A monthly utility cap of $600 applies. If total utility costs exceed this amount in any billing cycle, the tenant agrees to reimburse the owner for the excess within 10 days of receiving documentation. Security Deposit A refundable security deposit may be required and will be returned within 30 days of move-out, less any deductions for damages beyond normal wear and tear. A signed move-in condition checklist will be completed at the start of the tenancy. Pets Up to 2 pets are allowed with prior approval. Tenants are responsible for: Any damage caused by pets Cleaning up pet waste Ensuring pets do not disturb neighbors Additional pet fees or deposits may apply. Smoking Policy This is a strictly non-smoking property. Smoking or vaping of any kind is not permitted inside the home or within a designated distance of the property. Landlords are legally allowed to enforce smoke-free housing policies. Occupancy Limits Maximum occupancy: 4. Only registered tenants may reside at the property unless otherwise approved in writing. Furnishings & Housekeeping The property is provided fully furnished and move-in ready. Tenants agree to maintain the property in a clean and sanitary condition and return it in substantially the same condition at move-out. Maintenance & Repairs Tenants must promptly notify the owner of maintenance issues. Tenants may not make repairs or alterations without written permission. Landlord, property management company, may enter the property with at least 2 days' notice for inspections, repairs, or maintenance, except in emergencies. Prohibited Activities The following are not permitted: Illegal activity on the premises Parties or events without approval Subleasing or listing the property on short-term rental platforms Excessive noise or disturbances
