      Terms at 2312 Daisy Dr

      Lease Term: This property is offered with a standard 12-month lease agreement. All terms and conditions are binding for the full lease duration unless otherwise agreed upon in writing. Monthly Rent: The monthly rent for the property is $1,700, due on the 1st of each month. Rent must be received by the 4th of the month. A late fee of $100 will be applied if rent is not received by this date. Security Deposit: A security deposit of $1,700 is required prior to move-in. This deposit may be used to cover damages beyond normal wear and tear, unpaid rent, cleaning costs, or any lease violations. The deposit, or any remaining balance, will be returned in accordance with Texas law after move-out and final inspection. Utilities: Tenants are responsible for all utilities associated with the property, including electricity, gas, water, and trash services. Due to the home's solar panel system and upgraded energy-efficient AC unit, electricity costs may be reduced; however, utility usage and costs are not guaranteed and will vary based on tenant consumption. No Smoking Policy: This is a strictly non-smoking property. Smoking of any kind (including cigarettes, cigars, vaping devices, or any other substances) is not permitted inside the home. A minimum cleaning and deodorization fee of $450 will be charged if evidence of smoking is found. Parking: Parking is limited to designated areas such as the driveway and/or garage. No parking is permitted on the lawn. All vehicles must be operable, registered, and maintained in good condition. Long-term storage of vehicles, trailers, or inoperable vehicles is not permitted without prior written approval. Pet Policy: Pets are allowed with prior written approval and a non-refundable pet deposit of $75 per pet, with a maximum of three (3) dogs allowed. Breed, size, and age restrictions may apply. Tenants are fully responsible for any damage caused by pets, including but not limited to flooring, landscaping, and interior damage. Excessive noise, aggressive behavior, or repeated disturbances may result in removal of the pet. Maintenance Responsibility: Tenants are responsible for routine maintenance and minor repairs under $250, including but not limited to items such as light bulbs, air filters, and minor upkeep. Any repair exceeding $250 must be reported to the landlord for approval and coordination. Tenants may not perform major repairs, alterations, or modifications to the property without prior written consent from the landlord. Yard Maintenance: Tenants are responsible for maintaining the yard in a clean and orderly condition, including regular mowing, watering (as needed), and general upkeep. Landscaping must be maintained to community standards, and no alterations or additions may be made without prior approval. Move-Out Condition: Upon move-out, the property must be returned in clean condition, free of trash and personal belongings. This includes but is not limited to: Floors cleaned and free of damage Kitchen appliances cleaned Bathrooms sanitized Yard free of pet waste and debris Failure to return the property in acceptable condition may result in deductions from the security deposit for cleaning, repairs, or removal of items left behind. The property may be professionally cleaned if necessary, and any associated costs will be deducted from the security deposit.
