Lease terms

The owner pays the quarterly homeowners fees, which includes trash and recycling and access to the many Wildewood community amenities. The tenant pays for all utilities, including water and sewer, electric and natural gas. The tenant is responsible to cut grass and maintain the appearance of the front and rear exterior of the home. Trash and recycling cans must be stored inside the garage except for the designated pick up days. Credit, employment and background checks are facilitated through the Zillow portal exclusively, so we regret that we cannot accept a reusable tenant screening report. The minimum term is one year, with the option of two or three year terms. All occupants of the home must be listed on the lease. A $500 non-refundable pet deposit is required for one cat or one dog 40 lbs or less in weight. Pet is subject to landlord review and approval.
