Lease terms

Owner pays for water, sewer, and garbage. Tenant is responsible for electric and all other utilities. First and last months' rent and deposit are required at lease signing (last month's rent and deposit can be spread over two months). No smoking. I am open to small animals (less than 20 pounds), but would need to meet the animal and explicitly approve beforehand. A non-refundable application fee of $50 per adult is required. Rental Terms: - 12 month lease - Max occupancy of 2 per bedroom - Rental insurance is required Requirements for Application: - Application required for each adult. - A valid government issued ID is required for each adult with their application. - Proof of income is required. All verifiable sources of income do count, such as all support agency vouchers. - Proof of good rental history or home ownership. Criteria for Approval - The total income of all applicants must be at least 2.5 times rent. - Criminal history. We consider how long ago the crime occurred, the circumstances and evidence of rehabilitation. Each property owners will make their own decision based on the online criminal check results. - Rental history or home ownership must be verifiable. No previous evictions, notices to comply, broken leases, money owed to former landlords, and less than 3 late payments within the last 12 months. - Credit score of 650 or hire by all applicants. - Smoking is never permitted inside or outside the property. (i) What types of information will be accessed to conduct the tenant screening; Credit, income and other as described above. (ii) What criteria may result in denial of the application; See above (iii) If a consumer report is used, the name and address of the consumer reporting agency and the prospective tenant's rights to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of information appearing in the consumer report; Applicants are required to apply using Zillow. (iv) Whether or not the landlord will accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency. The landlord will fully completed Zillow applications.
