Lease terms

The Tenant shall be solely responsible for establishing, maintaining, and paying for all utility accounts associated with the Premises, including but not limited to water, electricity, gas, sewer, trash collection, internet, and cable service. The Tenant agrees to keep all appliances in clean, sanitary, and working condition. The Tenant shall be responsible for: - Damage Caused by Misuse/Neglect: All costs for maintenance, repairs, or replacement of any appliance resulting from misuse, negligence, improper operation, or failure to follow manufacturer instructions by the Tenant, occupants, or guests. - Minor Maintenance: Routine user maintenance, including but not limited to clearing filter screens, replacing light bulbs, and cleaning lint traps. - Damage Reporting: Reporting any malfunction or water leak immediately to the Landlord. The Tenant shall be liable for secondary damages caused by failure to report known defects promptly. The Tenant agrees on the no pets policy. The policy covers that: - No animals, pets, livestock, or reptiles of any kind including those belonging to guests or visitors shall be kept, brought into, or harbored on or about the Premises, even temporarily, without the prior written consent of the Landlord. - Unauthorized Pets: Bringing an unauthorized pet onto the Premises constitutes a material breach of this Lease Agreement. - Remedies & Fees: The Tenant agrees to pay a fee of $500 for any unauthorized pet discovered on the property, plus any actual costs incurred by the Landlord for professional carpet cleaning, pest control, deodorizing, or property repairs resulting from the pet's presence. The Tenant agrees on the no smoking policy. The policy covers that: - The Premises, including all interior living areas, garages, enclosed porches, and common areas, is strictly a 100% Smoke-Free Property. - Prohibited Substances: Smoking, vaping, burning, or aerosolizing of any substance including but not limited to tobacco, e-cigarettes, electronic pipes, and cannabis is strictly prohibited anywhere inside or on the grounds of the Premises. - Damage & Odors: Smoke damage, lingering odor, or nicotine residue from Tenant, occupants, or guests constitutes property damage beyond normal wear and tear. - Cleaning & Restoration Costs: The Tenant shall be held financially liable for the full cost of smoke odor removal, specialized wall sealing/painting, carpet or duct cleaning, and ductwork sanitization necessary to restore the Premises.
