Lease terms

Important Lease Terms & Tenant Requirements * Lease Term: 12 months * Move-In Costs: First and last month's rent + $2,500 security deposit are due before move-in. * Renters Insurance: Required for all tenants. Minimum $100,000 personal liability coverage is required. Proof of insurance must be provided before move-in and maintained throughout the lease. * Pets: Approved pets require a $200 pet deposit per pet plus $30/month pet rent per pet. All pets are subject to owner approval and applicable restrictions. * Wi-Fi: Included with rent. * Lawn Care: Included with rent. * Utilities: Tenant is responsible for all utilities * Application/Screening: All adults age 18+ must apply and complete the required screening. * Income Requirement: Household gross income of at least 3x the monthly rent ($8,400/month). * Credit & Background Screening: All applicants are subject to credit and background screening. * Rental History: Positive rental history is preferred. Recent evictions may disqualify an applicant. * Property Condition: Tenant is expected to maintain the property in good condition and promptly report needed repairs or maintenance issues. * Lease Compliance: Tenants are responsible for following all terms, rules, and requirements outlined in the signed lease agreement.
