Lease terms

Tenant responsible for all utilities. Minimum lease is 12 months and will transition to month to month after that for a 10% increase unless a new 12-month term is signed; at that time new lease terms and rent price may be discussed. Yard and property must be kept clean and in good condition. No junk, trash etc. in the yard. No storage of un-registered, crashed or otherwise non-operational vehicles of ANY type in the yard, driveway, anywhere on the property or on the street allowed. No parking trailers, storage units or any other items allowed unless approved by landlord/property management. No larger than 7-gallon trash can inside house. Pest control is responsibility of tenant. Any pest or insect infestation (cockroaches, rates, mice, etc.) found will violate the lease and can trigger termination and eviction. All repairs or maintenance to the property caused by tenant such as holes in drywall, damaged drawers, floors, broken windows and anything will be charged to the tenant. No loud noise, music or parties or loitering. Property is subject to a quarterly maintenance inspection; tenant will need to allow for inspection with prior day notice. NO SMOKING allowed in the house. No pools, water features of any sort in or around the house. Any lack of cooperation or violation of lease terms would allow landlord to terminate the lease and trigger eviction.
