We respect our tenant's privacy and ask our tenants/neighbors to pay rent timely, respect our investment (don't trash the apartment) and be considerate to your neighbors. The following information will be accessed as part of the screening of any applications for tenancy:
- All information on your Application for Tenancy.
- Your rental history via any identifiable prior Landlords
- Credit reports via a third party Consumer Reporting Agency
- Public records regarding registration as a sex offender
- Personal references.
- Verification of employment and/or income (or rental subsidy) amounts.
- Public records regarding civil court records.
- Any other information provided by the applicant (such as anticipated length of tenancy, tenancy commencement date, etc.).
- Any offers or proposals you may choose to make to us.
-If you would like to review the information t used to evaluate your application, you can do so by visiting On-Site's applicant help center at (website not allowed on Zillow but will be given in person) and requesting a free disclosure of the information that the credit bureaus and consumer reporting agencies maintain in their consumer files about you. After you receive that information, you may submit a dispute about any of the information through (website not allowed on Zillow but will be given in person) if you believe it is inaccurate or incomplete. You will be

3. An application without proof of identity is not complete.
4. Remember that all residents over 18 years of age must submit a separate application and in the case of a group of occupants, the application will not be considered to be complete until all members of the group have submitted their application.
5. If you are approved for tenancy, you must accept the offer within 48 (hours) in writing and pay a holding deposit of $200 by cash or certified funds (check or money order) within 48 hours of the time we notify you. If you wish to accept tenancy, you must agree to the occupancy and rent commencement date set forth in the offer you receive.

Sex Offender Registry Information:
We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy.
We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
Additional Notes:
Landlord does not accept comprehensive reusable consumer screening reports.
The landlord is prohibited from requiring disclosure, asking about, rejecting an
applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115.
Exceptions to minimum income requirements are applicable for Section 8/subsidized applicants as provided in SMC 14.08.040(F).
