Lease terms

The resident is responsible for all utilities: internet, electric, gas, water, sewer, trash. The resident must maintain the property in a clean, safe, and sanitary condition. Tenant is responsible for minor repairs and routine upkeep, including but not limited to: replacing HVAC air filters every 30 days, replacing lightbulbs, testing smoke detector batteries, pest control, and clearing minor drain clogs caused by debris. The resident is required to have an active Renter's Insurance Policy during the duration of the lease. Resident is also required to change their drivers license to a Utah Drivers License reflecting the property address in accordance with Wasatch County tax requirements. No smoking. Small pets negotiable. First month's rent, last month's rent, and $3200.00 security deposit are required prior to occupancy. Available for 12 month lease. The application fee is $75. Each adult tenant must complete and submit an application. Application fees are nonrefundable. Applications submitted through third-party websites will not be considered.
