Property Information: * Single-family residence * Minimum lease term: 12 months * No smoking permitted on the property * No pets allowed Application Requirements: * A non-refundable application fee is required for each occupant aged 18 years or older. * All applicants are subject to income, credit, background, rental history, and employment verification. Holding Fee: * A non-refundable holding fee of $250 is required upon approval. * This fee will be credited toward the approved resident's first month's rent after move-in. Security Deposit: * Security deposit amount is based on applicant qualifications and credit criteria. * Standard security deposit is $3,000 (1.5 times the monthly rent). * Additional deposit requirements may apply based on screening results. Utilities & Maintenance: * Resident is responsible for all utilities, including electricity, water, sewer, trash, gas, cable, internet, and any other applicable services. * Lawn maintenance service is available for $95 per month and may be negotiable. Parking: * Parking available for up to two vehicles in the driveway and/or on-street parking, subject to local regulations. Approval & Lease Execution: * Approved applicants must sign the Lease Agreement and submit the full security deposit within 48 hours of approval. * Failure to complete these requirements within the allotted timeframe may result in cancellation of approval and forfeiture of the holding fee. * These requirements apply to all approved applicants, regardless of whether they have personally toured the interior of the property.
