Lease terms

Lease duration will be 12 months starting on 1 April with option of renewal but must notify in advance to go over lease terms. No smoking In addition to the monthly rent amount, the tenant will be responsible for all other costs associated with the rental property, including, but not limited to: Utilities: The tenant is responsible for all utility costs, including: Electricity Water Gas Trash and recycling collection Internet and cable services Any other utility services not explicitly included in the rent Maintenance and Repairs: The tenant is responsible for the cost of maintaining the property in good condition and repairing any damage caused by negligence, misuse, or accidents. This includes: Replacing light bulbs, air filters, and batteries (e.g., smoke detectors) Lawn care and snow removal Routine maintenance or minor repairs (e.g., fixing clogged drains, fridge filters) Insurance: The tenant is responsible for maintaining renters' insurance to cover their personal belongings and provide liability coverage. Proof of insurance must be provided to the landlord upon request. Late Fees: The tenant will be responsible for any late fees incurred if rent is not paid on time, as specified in the lease agreement. Pet Fees (if applicable): If the tenant has pets, they will be responsible for any pet rent, pet deposits, or pet-related fees as specified in the lease agreement. Other Costs: The tenant may also be responsible for any other costs or fees that are outlined in the lease agreement or incurred during their occupancy. This could include but is not limited to: Service fees for maintenance calls or repair requests deemed unnecessary Costs related to damage to common areas (if applicable) Legal or administrative fees related to the tenant's breach of the lease
