Lease Terms Monthly Rent: $2,995 Lease Term: Minimum 12-month lease Security Deposit: One month's rent ($2,995), subject to approved application Application Fee: $50 per adult applicant (non-refundable) Move-In Date: Available immediately Income Requirement: Combined gross household income must be at least 3 times the monthly rent (minimum $9,000/month or $108,000/year) Credit Requirement: Minimum credit score of 680 preferred Background Screening: Criminal, credit, eviction, employment, and rental history verification required Occupancy: Maximum occupancy in accordance with applicable local and state regulations Utilities: Tenant is responsible for electricity, natural gas, water/sewer, trash service, internet/cable, and lawn maintenance HOA: Landlord pays HOA dues; tenants must comply with all HOA rules and community regulations Pets: Pets considered on a case-by-case basis with landlord approval. Non-refundable pet fee of $300 $500 plus $35/month pet rent per approved pet Smoking: No smoking or vaping permitted inside the home or garage Renter's Insurance: Required prior to move-in; minimum $100,000 personal liability coverage recommended Maintenance: Tenant is responsible for routine maintenance such as replacing HVAC filters, light bulbs, and maintaining cleanliness. Landlord is responsible for major repairs and systems. Late Fee: Rent is due on the 1st of each month. A late fee of 10% of the monthly rent applies if rent is not received by the end of the grace period (subject to Georgia law and the lease agreement). Early Termination: Subject to the terms and conditions outlined in the lease agreement.
