Lease duration is one year. Rent is due the first of every month. A $25 late fee will be applied for each day the rent is late. Renter is responsible for all utility bills (water, electricity, gas, trash, etc.). Rental does not include appliances. Renter is responsible for pool maintenance. Renter is solely responsible for the conduct and safety of Renter's family members, guests, invitees, and any other persons permitted on the premises while using the pool. Landlord assumes no responsibility for injuries or accidents involving such persons. When filling out the application, please list the amount of adults and children that will be living on the premises. Any additional persons outside of the stated amount listed in the application will not be allowed and will be considered a violation of the contract. When filling out the application, please provide a month and a half of check stubs, two months of bank statements, a credit report, name and phone number of current landlord, and the duration of current employment.
