Lease Agreement Addendum Responsibilities & Conditions 1. HOA Fees The Owner shall be responsible for paying all Homeowners Association (HOA) dues and any required assessments. 2. Occupancy Family Only This property is to be occupied only by a single family unit. - Shared renters, sub renters, room renters, or unrelated co tenants are not permitted. - No portion of the home may be rented, subleased, or used for shared housing arrangements. 3. Pets Up to three (3) pets are permitted with Owner approval. - Pets must not urinate or defecate inside the home. - The Renter is responsible for all pet waste cleanup and any pet related damages. 4. Utilities The Renter is responsible for paying: - Water - Electricity - Sewer 5. Yard Maintenance The Renter is responsible for routine maintenance of the front yard and backyard, including watering, mowing, trimming, and general upkeep. 6. Pest Control The Renter may opt into pest control services for $45 every 3 4 months. This is optional unless otherwise required by the Owner. 7. Repairs & Maintenance - The Renter is expected to handle minor repairs and small maintenance issues when reasonably possible. - The Owner will be responsible for major repairs or expenses beyond normal tenant maintenance.
